Built-ins, decks and larger projects
Commonly published planning ranges for typical homes. Real prices depend on soil, access, the number of supports, permits and the condition of the foundation. Each group of bars has its own scale.
Six things that change the number.
The structure's weight
Brick and two stories need more support than a light frame home.
How much has moved
A corner needs far fewer piers than a whole side.
Spacing
Piers are commonly six to eight feet apart along the footing.
Depth to a firm layer
Deeper ground means more steel per pier.
Pier type
Helical and push piers install differently and cost differently.
Access
Tight yards and finished interiors add time.

What is the difference between helical and push piers?
Helical piers are screwed into the ground until torque shows they are carrying the load, and push piers are driven down to a firm layer using the weight of the structure. The right one depends on the soil, the load and access. Our Pier Planner shows both.
How much does foundation repair cost?
It depends on the problem. Commonly published ranges run from a few hundred dollars for crack injection to roughly $1,000 to $3,500 per pier, with full underpinning, drainage and encapsulation projects running into the thousands or tens of thousands. Our planners give a first view, and a free estimate gives you a written price.
Do I need a structural engineer?
Not always. Small, stable cracks rarely need one, while serious or growing movement, real estate disputes, insurance claims and permits often do. We can arrange a licensed engineer and build to the design.
