How much does foundation repair cost?
It depends on the problem. Commonly published ranges run from a few hundred dollars for crack injection to roughly $1,000 to $3,500 per pier, with full underpinning, drainage and encapsulation projects running into the thousands or tens of thousands. Our planners give a first view, and a free estimate gives you a written price.
Are your estimates free?
Yes. Estimates are free and come in writing with the cause, the method, the number of supports, the warranty and the price. Fill in the form on any page, or call or text 615-209-7643, and we will schedule a visit or review your photos.
How do I know if my foundation has a real problem?
Stair-step or widening cracks, horizontal cracks in basement walls, doors and windows that stick, sloping floors, gaps at the trim and damp crawl spaces are all worth an inspection. Thin vertical hairline cracks are often cosmetic. Our Crack Reader gives a first read.
What causes foundation problems in Tennessee?
Clay that swells and shrinks, shallow limestone with karst voids, steep lots and creeping slopes, loess silt in West Tennessee and water that collects near the house are the big ones. Poor drainage makes almost every other cause worse.
What is the difference between helical and push piers?
Helical piers are screwed into the ground until torque shows they are carrying the load, and push piers are driven down to a firm layer using the weight of the structure. The right one depends on the soil, the load and access. Our Pier Planner shows both.
Can you fix a wet basement or crawl space?
Yes. We trace where the water comes from, then use drains, sump pumps, grading, sealing and dehumidifying as needed. Our Crawl Space Humidity Lab shows how each approach changes the humidity through the year.
Is crawl space encapsulation worth it in Tennessee?
In our humid climate, often yes. Sealing the crawl space with a heavy liner, closing the vents and adding a dehumidifier keeps humidity low, which reduces mold, rot, musty smells and pests. It costs more than a patch, and it treats the cause.
Do you lift sunken concrete?
Yes. Driveways, walkways, patios, porches, garage floors and interior slabs can be lifted level with polyurethane foam or other leveling materials, usually in a few hours and for less than replacing the concrete.
Do I need a structural engineer?
Not always. Small, stable cracks rarely need one, while serious or growing movement, real estate disputes, insurance claims and permits often do. We can arrange a licensed engineer and build to the design.
Do you handle sinkholes?
We evaluate and stabilize depressions and voids in limestone country with probing, grouting, caps, piers and drainage. If you see a new hole, keep people and vehicles away, divert water and call us.
How long does a foundation repair take?
Crack injection takes hours, slab lifting takes a few hours, pier installation takes one to a few days and drainage or encapsulation projects take one to several days. We give a schedule with the written estimate.
What parts of Tennessee do you serve?
We serve 58 cities across Tennessee, from Memphis and Jackson in the west to Nashville and the Highland Rim, the Plateau, Knoxville, Chattanooga and the Tri-Cities in the east. If your town is not listed, call 615-209-7643 and we will confirm.
Will repairs be covered by a warranty?
Our written estimate explains the warranty for each repair, including what it covers and whether it transfers to a buyer. Ask for the details when you review the estimate.
Will you protect my yard and home during the work?
Yes. We plan the work to limit digging, protect landscaping and floors, control dust and clean up every day, and we walk through the finished work with you.
