    Why crawl spaces get damp

Six things that feed mold and rot.

    Humid summer air

Warm, wet air comes in through vents and condenses on cool surfaces.

    Wet soil

Bare dirt releases water vapor all day, all year.

    Poor drainage

Liquid water adds to the humidity and soaks the soil.

    Open vents

In a humid climate, vents bring in more moisture than they remove.

    Cool ducts and pipes

They sweat, which wets insulation and wood.

    No air movement

Still, damp air lets mold settle in.

    Good questions

    Crawl space questions

Can you fix a wet basement or crawl space?

Yes. We trace where the water comes from, then use drains, sump pumps, grading, sealing and dehumidifying as needed. Our Crawl Space Humidity Lab shows how each approach changes the humidity through the year.

Is crawl space encapsulation worth it in Tennessee?

In our humid climate, often yes. Sealing the crawl space with a heavy liner, closing the vents and adding a dehumidifier keeps humidity low, which reduces mold, rot, musty smells and pests. It costs more than a patch, and it treats the cause.
